Frequently Asked Questions

1. How do I apply?

Fully complete the application attaching additional required information.  You may return your application via email (drhulbert@verizon.net) or snail mail/in person (5822 Onion Creek Drive, Garland, TX 75044).  Before processing begins, we must receive the application fee(s).

2. How long does the process take?

Once your fully completed application, application fees and legible copies of drivers licenses and 2 most recent check stubs have been received, you will receive a decision within 2 business days.

3. When do I pay my deposit?

A Deposit equal to one month’s rent is not required at the time of application, however, it is recommended to strengthen your application. The deposit must be remitted in Certified Funds (Cashier’s Check or Money Order) only. The deposit is fully refundable if you are not approved and will be considered your security deposit upon signing of lease within 48 hours. However, the deposit is non-refundable if you are approved and fail to sign a lease within 48 hours. 

4. Can I make payments on my security deposit or does it need to be paid up front?

We do not accept partial payments for the security deposit.

5. Will I get all of my security deposit back when I leave the property?

We hope that all tenants receive 100% of their security deposit at the end of their tenancy. When we have received a 30-day written notice, we will provide you with a list of instructions so that you will have every opportunity of getting 100% of your security deposit returned when you leave.

Any damage above normal wear and tear and is not properly repaired, then the expense to repair will be deducted from the security deposit.  Any damages assessed to your account will be documented for you in an itemized accounting along with any refunded monies.

6. What is the pet deposit?

Pet deposits are only applicable on a case by case basis. 

7. What type of verification do you need to verify my income?

Your application will need to be submitted with your two most recent paystubs, or prior year tax return showing the gross income from wages.

8. How much money do I need to make?

The monthly rent should be no more than 35% of your monthly income.

9. What are the selection criteria used when reviewing my application?

The tenant selection criteria may include factors such as criminal history, credit history, current income and rental history.
